: Hi Richard,
: FM puts the commission fees from your purchases into the tax cost basis. It puts the commission fees from your sells into the sell value, reducing any gains. FM is showing you the "true" values, it is just that once you've sold your shares you no longer have a cost basis or unrealized gain. Before you've sold your shares, you don't have the sell commission fee...

Mark - Thx 4 ur reply. I understand ur response,
BUT the "sell" commission is NOT included in the "Unrealized Gain":

If I substract the "Tax Basis" from the "End Value" (no. shares X share price),
I get the value as shown on the Custom Report for
"Unrealized Gain", which does NOT include the "sell" commission.

Specifically:
I bought 100 shares at $19.25/sh - there was a $48.60 "buy" commission.
I sold 100 shares at $34.00/sh - there was a $38.00 "sell" commission.

The Report shows a "Tax Basis" of $1973.60 ($1925 + 48.60).
The Report shows an "Unrealized Gain of $1426.40, which is $3400 minus $1973.60.
The Report is NOT including the $38.00 "sell" commission.
